Current Tips for Home Sellers

A continuing problem for home sellers is a low appraisal which has occurred in all but one of my transactions this year. My education and experience, including completion all the courses required to become an appraiser, have provided an understanding of the appraisal process. So when problems arise, I can discuss location and selection of comparables; inadequate values for adjustments; the use of bracketing; and many other specifics. Also important are how one approaches such a discussion as well as knowing what not to say.

My sellers and I have been able to resolve most problems by working with the appraiser; negotiating with the buyers; recognizing when a new lender is needed; or a combination of these approaches.

Finally, gyrations in mortgage rates underscore how such changes affect your buyer's home affordability much more quickly than actual home prices. The volatility of mortgage rates is why you want your home to be sold. Feel free to ask me for details on all of the above.
