Current Tips for Home Buyers
Almost all of my transactions this year have involved multiple offers. When this happens, top priority often becomes winning your home of choice over the other potential buyers. It's not rocket science, but I have developed specific techniques that have led directly to success for all of my buyers so far this year.
Another peril is the low appraisal which has occurred in all but one of my transactions this year. My education and experience, including completion all the courses required to become an appraiser, have provided an understanding of the appraisal process. So when problems arise, I can discuss location and selection of comparables; inadequate values for adjustments; the use of bracketing; and many other specifics. My buyers and I have been able to resolve problems by working with the appraiser; negotiating with the seller; recognizing when a new lender is needed; or a combination of these approaches.
As many of you will be making offers on a weekend, your lender should be available to produce tailored lender letters on weekends. Feel free to ask me for details on all of the above.
